1031 Exchanges

1031 Exchange refers to the IRS code, section 1031. This is just a section of Internal Revenue Service code, but the name has stuck with real estate exchanges and become synonymous with them. Today, completing a 1031 tax deferred exchange can be as easy or as complicated as you would like to make it. The IRS provides all United States real estate investors and income property owners the ability to let their equity in income producing real estate grow tax free until the day comes when you sell the property (properties) outright or you die.

American Title & Escrow along with our partner company American Exchange Corporation can assist you with all your 1031 Exchange needs. Contact your closest branch for more information.

American Title & Escrow and American Exchange Corp. have joined together to offer you all the convenience of doing your title work and your 1031 exchange at the same location.A 1031 exchange, as with any real estate transaction, usually involves balancing the competing pressures of speed and quality. At American Title & Escrow and American Exchange Corp. we recognize these pressures and have designed our service to satisfy both. Working together our companies can manage all aspects of an exchange. Our offices provide you, and your clients, one place to contact regarding any exchange matter. Our companies provide service that is quick, easy to use, affordable, and backed by experience. Some of the highlights are as follows:

• Speed: We can provide same day document preparation when needed. The documents may then be sent by email or facsimile to the closing table; thus, allowing the seller to close and proceed with the exchange.

• Service: We prepare all documents required for the exchange; provide reminders of 45 and 180 day time limits; and, provide complimentary consultations.

• Experience: Senior staff has in excess of 20 years of experience working with investment property exchange transactions. With our experience we can also do reverse and build-to-suit exchanges.

• Security: An unconditional guarantee on exchange funds from American Title & Escrow, an insured exchange closing protection letter, issued by First American Title upon request, and fidelity bond coverage.

The easiest method to begin an exchange transaction is to contact one of our offices. We will request information concerning the exchanger, time and place of the closings, and a copy of the contract to sell the relinquished property. From this information we will produce the exchange documents and forward them to the attorney or customer. We will also assist you and your client throughout the exchange process. Our fee for a standard deferred exchange is $750. Multi-leg exchanges, multi-asset exchanges, build-to-suit or construction improvement exchanges, reverse exchanges, or reverse construction improvement exchanges are more complex and fees are reflective of the complexity on a case by case basis.
